What We Fix

Roof problems our team repairs

Every roof type, every common problem — handled by our own crews.

Roof leak and flashing repair

Leaks & Flashing

Most leaks start where the roof is interrupted. We find where the water actually gets in — not just the stain on your ceiling.

  • Chimney & skylight flashing
  • Vents & roof penetrations
  • Valleys & wall transitions
Damaged shingle roof repair

Shingle Damage

Lifted, cracked or missing shingles let sun and water reach the layer underneath. We match your existing roof as closely as possible.

  • Wind-lifted or missing shingles
  • Granule loss & worn sealant
  • Soft spots in the roof deck
Tile roof repair on a foothill home

Tile-Roof Problems

On clay and concrete tile, the leak is usually the layer beneath the tile. We lift your tiles, fix what’s underneath, and put them back.

  • Worn underlayment replaced
  • Cracked tiles matched
  • Original look preserved
Flat TPO roof repair

Flat-Roof Problems

Low-slope roofs over additions, garages and patios fail at seams and drains. We repair TPO and torch-down systems properly.

  • Seam & edge repairs
  • Drains & parapet walls
  • Standing-water problems
Not sure which problem you have? That’s what the free inspection is for.

Honest Scope

Does the roof need a repair — or more?

We recommend the smallest scope that will actually solve the problem. Here’s how we decide — and we’ll show you the photos behind the call.

A localized repair may be appropriate

  • Damage is limited to one area
  • Surrounding materials are still serviceable
  • The cause is a flashing or penetration issue
  • A compatible repair is practical

A broader scope may need evaluation

  • Similar failures appear across multiple areas
  • Materials have deteriorated overall
  • Problems are concealed or system-wide
  • Repeated patching hasn’t solved it

FAQ

Before requesting an inspection.

What’s included in the free inspection?

A thorough roof assessment with documented photos of any issues found, plus a written report with our findings and recommended next step.

When does the 24–48 hour report period begin?

After the completed on-site inspection. You’ll receive your written photo report within 24–48 hours of the inspection.

Can a leaking tile roof be repaired without replacing the whole roof?

Often, yes. On tile roofs the leak is usually in the underlayment beneath the tile. We lift the tiles, replace the worn underlayment in the affected area, and reset your original tile.

What determines the price of a repair?

Access, roof material, the extent of concealed damage, flashing involved, and the scope needed to actually solve the problem. The inspection documents all of this first.

Can you inspect during rain?

For safety we schedule inspections in dry conditions, but if water is actively entering your home, call us right away and we can discuss emergency tarping.

What happens if the roof needs more than a repair?

The report explains why, with the photos behind the recommendation, so you can decide the next step with full information.

What should I do if water is entering the house now?

Call (626) 714-0127 right away — we can discuss emergency tarping and current availability.

Who completes the work?

Manufacturer-trained installers on Green Ladder’s own crews. We’re family-owned, licensed and insured, with 20+ years of roofing experience, so the same accountable team handles your repair from assessment through completion.
