The inspection tells the truth
Not every old roof needs replacing. Here's how we tell.
A new roof is a 20–30 year decision, not a decision to rush. Before we recommend a full replacement, we document what has failed, what remains serviceable and whether another repair would actually hold. You deserve a reason, not a sales pitch.
What the visit covers
Measured, not eyeballed. Roof area, slope and penetrations recorded before any recommendation is made.
Underlayment and deck checked. We look beneath the roof cover for moisture, ventilation and flashing condition.
Written scope with line items. An estimate that explains the planned work and what would change it.
Every recommendation comes with photos of what we actually found. Illustrative image.
Widespread wear, not one bad spot. Illustrative image.
Replacement is usually the right call
Widespread or recurring leaks
Underlayment has failed across the roof
Repeated patches haven't held
Roof is near or past its service life
A home-sale inspection flags the roof
Storm or fire damage extends beyond spot repair
One flashing, one penetration. Illustrative image.
What's underneath your roof? Here's what protects your home.
You see the shingles or tile from the street. Beneath them are a rain barrier and a solid wood base. Metal around openings and attic airflow help the whole roof work properly—not just look new.
Inside a typical shingle roof
One side is opened up so you can see what's underneath.
Simplified illustration, not to scale. Tile and low-slope roofs use different details.
1
The roof you see
The outside covering takes the sun, wind and rain.
Roofing term: Shingles or tile
2
The backup rain barrier
A protective sheet beneath the covering helps keep water out.
Roofing term: Underlayment
3
The solid wood base
The wood underneath supports the roof. Damaged areas need attention before they're covered.
Roofing term: Roof deck
4
Protection around edges & openings
Metal directs water away from chimneys, walls and places where pipes pass through the roof.
Roofing term: Flashing
5
A way for attic heat to escape
Air enters low and exits high, helping reduce trapped heat and moisture.
Roofing term: Ventilation
Why this matters to you: New shingles alone don't fix problems underneath. Your written estimate explains which materials and details your home needs.
01
Full tear-off & haul-away
We remove the existing roof rather than conceal its condition under another layer. Tear-off exposes the deck so hidden moisture damage can be assessed. Old materials are hauled away, with protection for the areas around your home.
02
Deck inspection & repair
The part you rarely see matters most. We inspect the exposed decking, document deterioration, and explain any repairs needed before the new system goes on. The written scope sets out how concealed conditions will be handled.
03
The right underlayment
A durable water-shedding layer sits beneath the finished roof. We select underlayment for the material, slope and assembly, including appropriate fire-rated or XFR options where specified for your address’s Wildland–Urban Interface requirements.
04
Flashing done properly
Valleys, chimneys, walls and pipe penetrations need careful detailing—not just sealant. We address these transitions as part of the replacement so the new roof’s weakest points aren’t inherited from the old one.
05
Balanced attic ventilation
Intake and exhaust work together to manage heat and moisture. We review your attic’s ventilation needs and the roof assembly’s requirements. Appropriate ventilation supports the system rather than treating shingles as the whole solution.
06
A complete roof system
For shingle replacements, compatible GAF components are installed to the applicable system specifications. Tile and low-slope roofs receive their own appropriate assemblies. We finish with a walkthrough and the warranty documentation identified in your estimate.
Designed around your home
Matched to your home. Not a one-size install.
Architectural shingle
Clean lines. Complete GAF protection.
GAF Timberline HDZ and premium Grand Sequoia options offer different profiles for foothill homes. We walk through color, appearance and the applicable system warranty, so the selection feels right from the street and performs as a complete assembly.
Clay & concrete tile
Keep the character of your home.
Spanish and Mediterranean homes deserve a thoughtful approach. We review existing tile condition, underlayment, flashing and structural considerations, then explain whether suitable tiles can be retained or a new tile roof makes more sense.
Flat & low-slope
Built for the slope you actually have.
Additions, garages and low-slope sections need more than standard shingles. We assess drainage, transitions and substrate conditions, then discuss appropriate TPO or torch-applied options where suitable for the building and installation conditions.
Fire-zone / WUI assemblies
Your address shapes the details.
In designated fire areas, we plan around applicable code and assembly requirements. That may include a Class A rated roof assembly and ember-resistant details. A rating is not a promise of a fireproof home; the complete approved assembly matters.
The GAF Master Elite® advantage
Why the warranty actually matters.
A roof protects your home long after the installation crew leaves. GAF Master Elite® is a factory certification held by roughly 2% of U.S. roofing contractors. It enables eligible GAF systems to receive enhanced manufacturer warranty options that most contractors cannot offer.
That distinction matters—but the details still matter more. Your written estimate identifies which warranty applies to your selected system, including its terms and requirements. We explain the coverage before you choose, rather than treating "warranty" as a vague promise.
Family-owned · 20+ years · Licensed & insured · Our own in-house crews
A small group of factory-certified contractors. A meaningful difference in the warranty options available to you.
A clear path from start to finish
From inspection to a roof that's done right.
1
Inspect before deciding
Your free documented inspection checks the roof's condition, likely failure points and remaining service life. We explain whether a targeted repair remains practical or replacement is the sounder long-term choice.
2
See a clear written estimate
Compare the scope, materials, system options and applicable warranty before committing. We also explain $0 down, 0% financing for qualified homeowners, subject to credit approval, and address your questions.
3
Plan the work together
We confirm scheduling, materials and site access, and explain what to expect around your home. For storm or fire-related projects, documented findings can support your insurance process without promising a claim outcome.
4
Install with our own crew
Our in-house team handles tear-off and installation. We protect the site, inspect the deck, address the agreed scope and complete the details that make the roof a system—not just a new surface.
5
Walk through the finished roof
We review the completed work, cleanup and any maintenance considerations with you. You receive the relevant warranty paperwork, so you know what coverage applies and where to turn with questions later.
Green Ladder crew · Tile roofing work
Our work, not a stock promise
The details make the difference.
A finished roof should respect the home underneath it. From the way tiles meet a valley to how a shingle roof sits against a chimney, careful installation matters just as much as the view from the street.
Ask to see recent replacements similar to your home during your consultation. We can discuss the roof type, why replacement was recommended, the system installed and the applicable warranty—so you're comparing relevant work, not just attractive pictures.
Storm or fire damage adds another layer to an already important decision. We document roof conditions thoroughly and provide a clear scope you can use in your insurance process. We work with your process, but the insurer decides coverage—we never guarantee approval.
For Altadena and Eaton-fire-area rebuilds, the complete assembly and your address’s code requirements matter. We understand fire-rated roof planning and WUI considerations, including appropriate underlayment and ember-resistant details. Class A is a tested assembly rating, not a “fireproof” label.
Start with a documented inspection. You’ll have a clearer picture of the damage, the options and what the replacement needs to include before you commit to the next step.
For qualified homeowners, subject to credit approval.
Don’t let the upfront cost delay a roof you need. Qualified homeowners can finance a complete new roof with $0 down and 0% financing—protect your home now and pay over time, interest-free.
Simple application · Quick decision · No prepayment penalty
We’ll walk through the available terms with your written estimate. Financing is an option, not a reason to replace a roof that can still be repaired.
What your new roof depends on
Size and pitch, tear-off layers, material, deck condition, ventilation, fire-zone requirements and access all shape the scope. You receive a clear written estimate after the inspection—not a made-up online price. We explain potential concealed conditions and agree on changes before extra work proceeds.

Answers before a commitment
Questions before replacing your roof.
Do I need a full replacement or just a repair?
Not every aging roof needs replacing. We look at the extent of damage, underlayment condition, recurring leaks and remaining service life. If one flashing issue or a limited area can be repaired reliably, we’ll explain that option. Replacement makes more sense when failures are widespread or repeated repairs no longer provide dependable protection. The inspection informs the recommendation.
How long does a roof replacement take?
The schedule depends on roof size, material, pitch, access, deck repairs and weather. Tile roofs and more complex assemblies can require different planning than a straightforward shingle installation. After inspecting your home, we explain the expected work sequence and a realistic timeframe. We won’t promise an exact duration before understanding the roof and any permit or material requirements.
Should I choose shingle or tile?
Start with your home’s architecture, roof structure, budget and the assembly required for your address. GAF architectural shingles offer several profiles; clay and concrete tile can preserve a Spanish or Mediterranean look. Changing materials may involve structural or code considerations. We discuss those trade-offs in the estimate rather than recommending the same material for every home.
What is the GAF Master Elite warranty advantage?
Master Elite is GAF’s factory contractor certification, held by roughly 2% of U.S. roofing contractors. It gives eligible installations access to enhanced GAF system warranties, including options many contractors cannot offer. Coverage is not automatic or identical for every roof. Your written estimate identifies the applicable warranty, covered components, terms and any registration requirements before you decide.
Will insurance cover my replacement?
Coverage depends on your policy, the cause and extent of the damage, and your insurer’s assessment. We document roof conditions and can provide a clear scope to help you navigate your claim process. An aging roof alone is not the same as covered storm or fire damage. We do not guarantee approval, a payout amount or that insurance will cover every part of the project.
Can you keep my home’s tile look?
Often the goal is to preserve the appearance, but the right approach depends on the condition of the tiles and the assembly underneath. We check whether existing tiles are suitable for reuse and discuss replacement options when they aren’t. Underlayment, flashing and transitions still need proper attention. We explain what can be retained and what needs changing in your written scope.
Do you handle fire-zone and Altadena rebuild roofs?
We understand that Altadena and Eaton-fire-area projects can involve fire-rated assemblies and evolving rebuild requirements. We review the requirements that apply to your property, including WUI considerations, with the relevant project and permitting process. Class A refers to a tested assembly rating, not a fireproof claim. The estimate identifies the planned roof assembly and code-related details.
How much does a new roof cost?
Roof size, slope, tear-off layers, material, deck condition, ventilation, access and fire-zone requirements all affect the scope. A number online cannot account for those details. Your free inspection is followed by a written estimate that explains the planned work and how any concealed conditions will be addressed. You can review the scope and ask questions before making a commitment.
Do you offer financing?
Yes—we offer $0 down, 0% financing for qualified homeowners, so you can get the roof you need now and pay over time with no interest. Subject to credit approval. We explain the application and available terms alongside your written estimate. Review the financing agreement before accepting; the specific payment schedule and eligibility depend on the approved offer.
Do you remove the old roof or install over it?
Our replacement approach includes full tear-off so the deck can be inspected rather than hidden under a second roof. This allows us to document deteriorated decking and install the planned assembly on a suitable surface. Tile projects may involve retaining serviceable tiles where appropriate, but the underlayment and underlying conditions still need to be evaluated and addressed.
Is the work done by your crew or subcontractors?
Roof installation is carried out by Green Ladder’s in-house crews, never subcontracted. We’re family-owned, licensed and insured, with more than 20 years of roofing experience. Keeping the work with our own team helps maintain a consistent approach from tear-off through final walkthrough. Your estimate clarifies the scope and the point of contact for your project.
How soon can you start?
Availability depends on current scheduling, materials, permits, weather and the complexity of your roof. The first step is a documented inspection and written estimate; then we discuss a realistic start date. If the roof is actively leaking, call us to discuss immediate protection and the next appropriate step. We won’t use a countdown or promise a start date we haven’t confirmed.
